Asia’s largest Global Capability Centre will be developed in Maharashtra after Brookfield announced a long-term office project for a multinational bank in Mumbai. The plan was disclosed on December 29, 2025, for a site in Powai, and it matters now due to rising global investment in India’s technology and operations hubs.

Brookfield confirmed plans for a 6-acre development in Powai with two million square feet of lettable space. The company will develop Asia’s largest Global Capability Centre for a multinational banking client under a 20-year lease. Brookfield plans to complete construction by 2029.
The project builds on Brookfield’s growing presence in Maharashtra. In 2025, the firm acquired land in Bandra Kurla Complex for a mixed-use development. Earlier, in 2024, it delivered a build-to-suit office tower in Pune for a financial services client.
Impact of Asia’s Largest Global Capability centre on jobs
The Powai project will attract investments exceeding $1 billion. It will also create more than 30,000 jobs across technology, operations, and support roles. As a result, Mumbai will strengthen its position as a Global Capability Centre hub.
Brookfield and its partner B.S. Sharma are executing the project through an agreement with the Mumbai Metropolitan Region Development Authority. The development will run on 100% green power and meet market-aligned sustainability standards.
How the development framework works
State leadership linked the project to policy measures. Chief Minister Devendra Fadnavis said Maharashtra’s GCC policy aims to attract large-scale, high-value operations by improving infrastructure and talent readiness. He added that the state continues to position itself as a stable destination for global enterprises.
Brookfield executives also highlighted long-term strategy. Ankur Gupta, Deputy CIO for Asia Pacific and the Middle East, said the scale of Asia’s largest Global Capability Centre reinforces Maharashtra’s leadership as a preferred destination for multinational operations.
What comes next
Brookfield currently operates around 55 million square feet of office space across seven Indian cities. The Powai project will add to this portfolio and expand Mumbai’s role within global enterprise networks. The announcement was first reported by the project developer and state authorities.
