Dubai Land Department has launched a new digital platform that brings project registration, property transaction registration and escrow account management into one system for developers.

DLD platform aims to simplify real estate registration

The Dubai Land Department (DLD) has launched its Initial Registration platform as part of efforts to make real estate processes faster, more transparent and easier to manage.

The platform brings several developer services into a single digital journey. These include project registration, real estate transaction registration and escrow account management.

Powered by artificial intelligence (AI) and process automation, the platform reduces the need for repeated data entry and document submissions. It also improves coordination between developers, DLD and banks that manage project escrow accounts.

Developers can also access a consolidated view of their projects and real estate portfolios through the platform.

AI automates document checks and registrations

The new system uses AI to read key documents such as Emirates IDs, passports and sales contracts. It extracts relevant information from these documents and automatically fills in the required fields.

As a result, developers can spend less time entering the same information across different processes.

The platform can also process standard transactions automatically when they meet the required business conditions. Eligible registration applications can therefore receive approval upon submission.

In addition, the system guides users to the correct procedure through a series of questions. Developers can add missing information without having to submit a new application.

Project 360 gives developers a single view

A key feature of the platform is Project 360, which gives developers an integrated view of project information.

The feature brings together unit status, escrow accounts, financial data and project records. It also provides early warning indicators that can flag potential challenges.

This allows stakeholders to identify issues earlier and take action when needed.

Developers can also use one account to manage several companies and projects. The platform provides different user permissions and roles for submitting and reviewing transactions.

The launch follows the announcement by Sheikh Mohammed bin Rashid Al Maktoum, Vice President, Prime Minister and Ruler of Dubai, of a new government framework targeting the use of autonomous, self-executing AI models across 50% of UAE government sectors, services and operations within two years.

Abdullah Ahmed Al Shehi, CEO of the Real Estate Regulatory Agency (RERA) at DLD, said the platform represents an investment in the real estate sector’s efficiency and preparedness for its next phase of growth.

“The launch of the ‘Initial Registration’ platform represents an investment in the real estate sector’s efficiency and readiness for its next phase of growth.”

Al Shehi added that the use of AI and stronger integration between stakeholders would improve ease of doing business, transparency and governance. He said these measures would also support investor confidence and Dubai’s long-term competitiveness.

Digital infrastructure supports Dubai real estate growth

The Initial Registration platform forms part of DLD’s wider efforts to build scalable digital infrastructure for Dubai’s real estate sector.

The initiative also supports the Dubai Real Estate Strategy 2033 and the Dubai Economic Agenda D33.

By bringing registration, transaction processing and escrow management into one digital system, DLD is seeking to reduce administrative work while giving developers greater visibility over their projects and portfolios.
