Musanadah Facilities Management has appointed Richard Kiernan as Solutions Development Director. The company announced the appointment on 22 July 2026. The move supports its strategy to expand integrated facilities management services across Saudi Arabia.
Richard Kiernan has more than 35 years of experience in corporate real estate, integrated facilities management, engineering and asset management. He will lead the development of the company’s integrated service solutions. He will also expand its energy, engineering and total facilities management services.
Richard Kiernan brings global facilities management experience
Before joining Musanadah Facilities Management, Richard Kiernan served as Executive Managing Director for Europe, the Middle East and Africa at JLL. He managed 90 regional and global client accounts across 38 countries.
Earlier, Richard Kiernan worked as Vice President at Citi. There, he led real estate and property operations across the Europe, Middle East and Africa region. He also established Sodexo’s integrated facilities management business in Poland as IFM General Manager.
Richard Kiernan started his engineering career in the healthcare sector. He worked as Engineering Manager for Healthcare Trust. During that time, he oversaw engineering maintenance and capital projects across three hospitals and more than 200 healthcare properties.
Throughout his career, Richard Kiernan has combined engineering expertise with commercial leadership. According to Musanadah Facilities Management, his work has improved operational performance, service quality, client satisfaction and long term asset value.
New role centres on engineering and digital services
In his new role, Richard Kiernan will strengthen Musanadah Facilities Management’s integrated facilities management services. His work will support Vision 2030 giga projects, government facilities, healthcare, education, retail, energy, industrial developments and critical infrastructure.
He will also develop intelligent maintenance strategies. In addition, he will strengthen engineering services and increase the use of predictive maintenance, digital technologies and asset intelligence. These efforts aim to improve operational resilience.
Another priority is the wider use of Internet of Things technology and artificial intelligence across client projects. Musanadah Facilities Management said these technologies will build on its existing computer aided facilities management system. Together, they will support centralised monitoring, improve building performance and optimise maintenance planning.
Richard Kiernan will also help strengthen the company’s position for future Vision 2030 opportunities. At the same time, he will support strategic asset intelligence for clients.
Leadership focus
Nigel Wright, Managing Director of Musanadah Facilities Management, said the appointment supports the company’s growth strategy. He said the business plans to expand its portfolio of integrated facilities management contracts across Saudi Arabia.
According to Nigel Wright, Musanadah Facilities Management continues to focus on government facilities, healthcare, education, retail, oil and gas, energy, critical infrastructure and Vision 2030 developments.
Nigel Wright added that clients now expect facilities management partners to deliver measurable value throughout an asset’s lifecycle. He said Richard Kiernan’s experience will strengthen the company’s Energy and Engineering Services Department. He also said internationally benchmarked maintenance programmes and smart technologies can improve equipment life, reduce downtime and enhance building performance.
Richard Kiernan outlines priorities
Richard Kiernan said facilities management is entering a new phase of digital transformation. He highlighted developments in mechanical, electrical and plumbing systems, energy optimisation and building engineering.
He said artificial intelligence and Internet of Things technologies now support real time asset monitoring. They also help improve operational decision making. Richard Kiernan said he looks forward to expanding these capabilities across Musanadah Facilities Management’s client portfolio through greater digital integration, centralised monitoring and efficient service delivery.
He also said the company aligns its operations with internationally recognised standards. These include the Institute of Asset Management, SFG20, BICSc, ISSA and ISO certifications.
In addition, Richard Kiernan announced plans for an Independent Building and Infrastructure Health Check service. The service will assess building energy use, asset performance, maintenance trends and operational patterns. It will also provide recommendations to improve efficiency and reduce lifecycle costs.
Finally, Richard Kiernan said Musanadah Facilities Management will continue expanding its energy optimisation and sustainability services through its partnership with CoolPlanet.
